On May 7th, I wrote a post to help Sellers understand the pitfalls, THE DOWNSIDE, of selling to a Home Flipper.
Today, I received an email from Florida Realtors with an offer from OfferPads; which is a National company that buys and sells homes. My earlier post explained that a “flippers” profit is being funded by your loss.
I hope the portion of the ad I’ve used as the photo on this post, better shows you my point.
OfferPad is now offering Realtors a 3% Referral Fee, if we convince our client, that their best option is to sell their home to OfferPad.
Plus, once the deal is closed, that same Realtor will be paid an additional 1% to list and sell the home again.
At minimum, OfferPad has to offer you 4% less than what the market is willing to pay: BECAUSE THEY WANT THEIR MONEY BACK PLUS PROFIT.
You’ll also pay for the closing costs; directly or by way of a low offer.
You will also pay for all the updates and repairs to your home. Because they need to make a profit.
And lets not forget about the Realtor who talks you into this rather than demonstrating his/her ability to work hard to get you top dollar for your home.
This in my opinion is your agent being a sell-out.
Please do not fall for this crap.
You can find a great agent that will serve your best interests, won’t charge you a crazy commission, and will get you more money in your pocket, GUARANTEED, then selling to a “Flipper”.
Check Your Value First
My suggestion and STRONGLY suggest this, is call 3 local agents and ask them to prepare a Comparative Market Analysis (CAM) for your home.
I would then compare all three reports.
If you do this, you’ll find that you are better off selling through a Realtor than to a “Flipper”.
