When you listed your home with a Realtor, did you review the listing submitted to the MLS to ensure its accurate?

As a Realtor with 20+ years experience, and having served as Chairperson for the MLS Committee, its clear that many, if not most Sellers, do NOT review the listing that is placed on the MLS. Or they don’t understand are afraid to ask. Either way, shame on the agent for not doing his/her job. 

Its embarrassing to admit that too many Realtors fail to enter the proper or accurate square footage of home into the MLS. Worse, is that very few actually understand the 3 different square footage values used in Florida. 

As I’ve explained in past articles, the three types of square footage values are: living or heated, total and Adjusted.

While the MLS’s don’t provide a field for Adjusted Square Footage, it always seems to find its on in listings. This is because too many Realtors don’t understand the difference between the three. 

Its important that you check your agents work. I recently tried to help a Sellers that failed to understand the mistakes their agent had made. 

The incorrect square footage and bedroom count, I think, was harmful to the Sellers with potential buyers passing on their home as it may have failed to match their search criteria. 

Every agent has a laptop or tablet, and so there is no excuse why the agent can’t sit in your home and, together, input the details of your home into the MLS. Doing so will ensure the information is accurate as you educate the agent on the facts of your home and the agent teaches you the intricacies of the MLS and the many public portals. 

Here are just a few MLS fields I think make a difference and therefore, you need to ensure are accurate/factual:

Once complete, an electronic copy of your listing will be sent for your review and approval. Its quick. Its simple.
