Home Search: Where do I Start?

Today's Home Buyers have hundreds of websites to choose from, and most if not all are using at least one, to find their next home While Sellers will track activity on their home for sale.

As I mentioned, there are literally hundreds, if not thousands, of websites available for anyone in the market for a new home.

These sites can be broken down into 3 categories.  

One simply has to enter any valid residential address for a google search, and you’ll see a mix of Public Portals and Nationwide Corporate sites at the top of your results; with Zillow and Realtor.com placing in 1st or 2nd. 

As you continue down the first page you’ll see more of the Nationwide Corporate sites and maybe even some Market Specific sites. And I don’t think it matters which address you enter, or where in the State you happen to be sitting when searching, you’ll always see the same names at the top of the 1st page of results. 

This is precisely why, in an earlier post, that I mentioned to be wary of agents promising to get your home “more exposure”. 

Once a home is placed on the MLS, it is then available on 99.9% of Real Estate websites, and most importantly, its on 100% of the website’s that 100% of consumers visit for their real estate needs. In other words, a single agent does NOT have the ability to offer more exposure than any other member of the local MLS. 

That being said, another take away from this fact is that you can find your favorite site and just use it, as visiting multiple sites is really just duplicitus. You may find, however, that one site updates more often than another; something important in a sellers market when getting to a new listing 1st is vital to your home search success. 

There is actually a 4th category, kind of. I didn’t include this in the list above because unlike those I did list, this 4th option is not really available to everyone on the internet. 

All agents, who are members and have access to a MLS, has the ability to create a custom search, specific to your wants and needs, and be alerted, via email, when any activity occurs; new listing, price change, new photos, etc… Sadly though, some Public Portals get the update and subsequent alerts quicker than the MLS. So its all about testing and learning to see which site is going to ensure you get the quickest updates in the market. 

Regardless of the Listing Plan you choose, when you list your home with Home Sell and Save, LLC. your home is immediately posted to the MLS and shared with all the sites discussed in this article. Your home will be where buyers are looking. Guaranteed!!!
